Volterra supported the emerging proposals for 85 Gracechurch Street from an early stage, engaging directly with the City of London to shape a shared vision for the scheme’s contribution to the wider area. Through detailed visitor analysis, we identified the types of users the development would attract, estimated future footfall, and modelled the potential uplift in spend at neighbouring Leadenhall Market. We also advised on what the Market would need to do to realise these gains, such as broadening its offer and extending trading hours. Our early, evidence-led approach helped make the case for the development as a catalyst for Leadenhall’s long-term success.
